You may have an idea or a dream of what you want or you may not. You just need a larger space, a different place or a new home.
Designing the ideal concept begins with inquiring on the zoning by-laws and applicable law that pertains to your particular property. According to the zoning by-laws each lot has individual requirements relating to the structure to be constructed, such as use restrictions, setbacks, lot coverage, height restrictions, and landscape open space.
Once the design guidelines are determined, concepts are discussed and various options of the layouts and elevations are provided. It is recommended to research similar projects early in the design stage if possible so that you are familiar with what you desire and what you don’t. Together, various materials and design features are chosen that best suit the appropriate conditions.
If your project requires approval through the Planning Department for Site Plan Control (SPC), generally, it is a lengthy costly process. Depending on the project, additional approvals may be required for example Environmental tests and studies, and Storm Water Management reports. SPC must be approved prior to submission for the building permit.
Other than the Building Department many other approvals may be required such as through the Planning Department, Committee of Adjustments, Engineering Department, Urban Forestry, Heritage, Right-away Management, Roads and Transportation, Conservation Authorities, Health and the Fire Department to name a few.
Working drawings are completed in the next step. Ontario Building Code requirements are analyzed and incorporated into the design. The structure is determined and the information is provided on the drawings. Generally, a site plan is included in the drawing package and submitted for building permit.
Build Right Consulting would obtain all approvals on your behalf. Generally, most projects required the building, plumbing and mechanical permits. The electrical permit is obtained by the electrician.
